Simple, Decent, Affordable Housing

Warren County Habitat for Humanity looks for 3 distinct areas when reviewing  potential homeowner partners
1.
 Your family’s housing needs based on the suitability of your current shelter.
2. Your income and ability to pay for a Habitat house.
3. Your willingness to participate as a partner with Warren County Habitat for Humanity.

Family Selection Criteria:

 1. Need

A. You will be considered for a Habitat home if your present housing is not adequate, and if you are unable to   obtain adequate housing through other conventional means.  Lack of adequate housing may include problems with: the present structure; water, electrical or sewage service systems; heating  system; or failure to meet city property maintenance standards.  Also taken into consideration are the number, the ages and the gender of children compared to the number of bedrooms in your present home.

B. The percentage of your monthly income that you currently spend on housing is considered to determine need. You will be required to openly and fully discuss your financial situation with a Habitat interviewer.

C. You must currently live in Warren County. You and your family will be considered if your total income is between 25% and 50% percent of HUD Area Median Incomes, using 2009  figures. 


2. Ability to Pay

You will be buying your home from Habitat, you must demonstrate an ability to pay the monthly mortgage payment.  This will include real estate taxes and homeowners insurance, but no interest.  We will help you to determine if this payment will fit into your family budget along with your other financial obligations and expenses. 

Your ability to pay also includes the ability to pay the closing costs when you sign the mortgage.  The closing costs include pre-payment of homeowners insurance for one year, filing fees and one month’s   mortgage payment.  The closing costs could be as much as $1000.  If selected as a homeowner, you would need to save up this amount in advance of signing the mortgage.

3. Willingness to Participate as a Partner
A. When selected, you become a “partner family” with Warren County Habitat. To build “sweat equity” in your home and to better understand the philosophy of Habitat for Humanity, each future homeowner must complete 350 hours of training and volunteer hours.  Your assistance in constructing your home and the homes of others is called “sweat equity,” and may include clearing the lot, helping with construction, painting your home, providing food for volunteers, or working in the Habitat office.  Sweat equity can also include training on  budgeting, home repair and maintenance, or other home ownership information.  Your friends and relatives can help build your sweat equity by contributing up to 50 hours of volunteer time toward the total of 350 hours needed.  If the sweat equity requirement seems unattainable, please consider, you can start accumulating sweat equity hours as soon as you have been selected as a partner family and   continue until the mortgage is signed to complete the 350 hours. 

B. You will be responsible for maintenance and repairs of your house at the time you move into your home.

C. After moving into your home, the Family Support Committee will maintain an ongoing relationship with you, including financial counseling and household maintenance  education.
